That gap is where budgets blow up, scopes creep, and projects stall. I close it. I sit on your side of every conversation, translate what contractors are actually telling you, and protect your interests when the job gets complicated.

I scope the work before anyone bids it. I review bids line by line. I verify the work matches what you paid for. I build you a punch list before you release final payment so you close with leverage, not a handshake.

Why add another expense to the project?

I typically cost less than one change order. The contractor has done hundreds of jobs like yours. You have done one or two. That information gap is what you are paying to close.

How do I know you won't side with the contractor?

I have no financial relationship with any trade on your project. No referral fees. No subs I need to keep busy. My only interest is your outcome.

Can't a general contractor handle all of this?

A GC manages their own subcontractors, which means their loyalty runs to those relationships. I have no stake in who wins the job. That is a structural difference, not a matter of personality.

I already have a contractor picked. Is it too late?

No. Bring them. I'll verify their license, bond, and insurance, review the bid, and make sure the contract protects you. You don't have to start over to get oversight.

Pre-Renovation Planning Session

Site visit and written plan before you spend real money. I walk the property, identify risks, sequence the work correctly, and tell you exactly what to ask contractors for in their bids. Includes written deliverables.

Scope and Bid Review

You have estimates. I read them as a licensed GC with no stake in who wins. I compare bids line by line, flag gaps and red flags, and give you the questions to ask before you sign.

Starting at $300

Covers up to two bids. $100 per additional bid.

Project Check-Ins

Site visits at key milestones during construction. I verify the work matches the scope, document what I see, and give you a report you can hand directly to your contractor.

Three-visit package available at $650.

Final Walkthrough and Punch List

Before you release final payment, I walk the finished project with you, identify anything incomplete or deficient, and build a clean punch list. You close with leverage, not loose ends.
